Derrick A. McSwain, CPA
Derrick McSwain Chief Financial Officer/Atlantic Station, L.L.C. Derrick McSwain joined Atlantic Station, L.L.C. in April 2000 as the project was beginning to reach regulatory and financial milestones necessary to satisfy the financial markets. Since joining the development team, he has assumed responsibility for all financial aspects of the project, including coordination with financial institutions, underwriters and the City of Atlanta. Significant front-end capital costs required to prepare the site for commercial development and overcome the site's environmental challenges have required a comprehensive and fluid approach to structuring the project's financial plan. McSwain has more than 17 years of experience in finance and real estate. Prior to joining the Atlantic Station development team, he was a partner with BDO Seidman, LLP, an international accounting and consulting firm. His varied clients included numerous real estate developers and owner/managers, including Dutch pension funds with combined portfolios valued in excess of $1.5 billion. McSwain's real estate experience ranges from partnership syndications of predominantly multi-family residential to pension funds with investments in class A office developments. McSwain's professional affiliations have included National Association of Office and Industrial Parks, Financial Executives Institute, American Institute of Certified Public Accountants and Georgia Society of Certified Public Accountants. He earned an undergraduate degree in business administration at Georgia State University.
