George T. Heery Sr

GEORGE T. HEERY, FAIA RIBA Mr. Heery is an internationally recognized leader in both the architectural and construction program management professions. His expertise is in translating institutions' and corporations' project objectives into successful facilities. Georgia State University, Spelman College, other colleges and universities, AFLAC, Turner Broadcasting, The Coca-Cola Company, Scientific-Atlanta and the Georgia Power Company are among the clients who have sought his guidance to secure long-term value for their facilities and real estate assets through better program management procedures, astute planning and intelligent design decisions. His architectural portfolio consistently demonstrates high quality and innovative institutional and corporate facilities which maximize value and flexibility while controlling costs and schedules. His list of successes in the fields of construction program management and the management of development is notable due to new and better methodologies employed for the benefit of the owner as well as other clients such as lessees and investors. In 1952 Mr. Heery and his father, C. Wilmer Heery, founded Heery & Heery, an architectural firm. George Heery became its CEO in 1961 and led the firm, later known as Heery International, to become a 500-person, multi-disciplinary professional corporation with offices throughout the United States and Europe. In 1986 Mr. Heery and his colleagues sold Heery International to British interests. In 1989, having completed his three year post-sale commitment to remain as the CEO of Heery International, George Heery resigned and co-founded Brookwood Group. He serves as its Chairman and CEO. Mr. Heery's career continues to be one of innovation and leadership. In 1981 he developed a real estate and facilities planning concept, Strategic Facilities Planning (SFP), a business planning component for large corporations with extensive facilities. As early as the 1960s Mr. Heery developed better project management procedures for controlling time and cost through the pre-design, design and construction phases of projects. Early in his career he authored Time, Cost and Architecture, said by its publisher, McGraw Hill, to have been "the first definitive work on construction management". He was one of a hand-full of industry leaders who lead the development of professional construction management and construction program management. Construction Program Management, the management of planning, design and construction, is often referred to as Program Management. He has continued to develop better ways of advancing and protecting the owner's interests in design and construction programs. As recently as 1999, George Heery introduced a new and more reliable costing system, Multi-Track/Reconciliation, for pre-design budgeting and budget control during the design phases. In 1983, after working for about seven years to develop a new way to organize the roles of architects, engineers and contractors, he brought the new method to a point of specific procedures. The purpose of the new method was (and is) to reduce risks, costs and post construction problems for project owners. In 1989, one of Mr. Heery's professional colleagues, his oldest son, Shepherd, gave the new method the name of Bridging. In recent years the method has been embraced by more and more owners, project managers and architects. Bridging is being employed by owner organizations such as the California University System, GSA, the U. S. Navy, Georgia State University and others. Bridging is a hybrid of the traditional "design-bid-build" method and design-build, retaining the better features of each and eliminating areas of each that are not in the best interests of the owner. During the period of 1994-96 Mr. Heery led Brookwood Group into real estate development on behalf of the firm's principals and developed The Wakefield, Atlanta's highest quality and must luxurious high rise apartment building (a cooperative). Mr. Heery led both the development and design effort. The project proved to be a trend-setter for the Buckhead area of Atlanta. During 2000 and 2001, Mr. Heery and a small team of Brookwood Group professionals have evolved a better way for colleges and universities to procure student housing that builds on the recent trend towards privatizing housing but maintains better quality and architectural controls while obtaining lowest cost financing.
